Something Good Up North: AMAIA Novaliches

Sunday, May 07, 2017

It's been a while since I've been in this area of Metro Manila. Apparently, it's been years since I've stepped into Novaliches. This is like a part of Quezon City but almost provincial, like a stones throw away to Bulacan as I have friends who do live there. The area is sprawling with development and pretty soon, I'm sure this will not just have residential lots as the government is spending on infrastructure to get this place connected to the rest of the city via MRT lines or trains. It's bound to happen.

I also got to visit AMAIA's property in Novaliches, a really nice community up north. They made the land quite nice by building several sections of it for different kinds of development. When we arrived we were welcomed by Amaia Square Novaliches. There are only a few units left of these 2 Floor and 3 Floor houses on lots designed for commercial and residential usage. The concept was to have the lower floor for shops, establishments that would be good for the incoming traffic as it sits along the highway. If you're looking for investment, I guess this is a pretty good place to start right? Then have your ROI in a few years because of your business or if you are also renting it out.

They have pretty much already finished building these ones in the front and soon there will be some buildings also right beside it. It's currently a vacant lot so I'm sure once these are all occupied, they'll get traction on foot traffic they're expecting. As of now, the front of these lots have EAT CITY which houses street food kiosks that's open from Thursday to Sunday if I'm not mistaken. When we were there, an acoustic band was even playing. We loved every bit of it.

In the middle part of the property stands this 2 floor building that houses their Club House, a couple of function rooms, a full basketball court and a huge swimming pool at the back of it. This will be shared only for residents and their guests if they have functions. Meanwhile, there's a gated compound right beside it called AMAIA Steps which is composed of condominium units. It's almost sold out because it's affordable, I bet if you ask there will be only a few units left.

A unit of around 40 Square Meters could cost around 1.4-1.6 Million. Though what interests me is that you can actually ask them how you would like the partitions would be. It could probably accommodate 1 Bedroom and the rest for the living area. You really just need a nice interior so if you're spending make that a priority. Parking is sold/rented separately. Compared too Amaia Squares which costs around 6 Million, this is way less.

They also have AMAIA Series which comes in 6 Unit or 4 Unit blocks. It's a house around 58 Square Meters and costs around 2.8-3.2 Million Pesos. What is attractive in this case is that it's got it's own carpark and a little space for laundry and a small garden.

It's very spacious too, and could accommodate more people as it has 3 rooms upstars, and the living area at the ground floor. I'd suggest you get the corner lots as you'll have more sunshine in the windows. I like how they suggested the work area as you can have your guests in if you're working at home. A 1.5 Horsepower airconditioner would be apt if you want it to be cold all the time.

Going up?

The three bedrooms upstairs can be customized according to your interior design needs, however if you are to change something major, you need a permit for that as it might compromise the integrity of the structure (remember these are adjoined units).

For the middle part of the block, you still have the same arrangement. It's just the window pane that you should take advantage of. Both look swell though. It'll also probably cost more if you get the corner one.

The property also hosts EAT CITY as I mentioned earlier. After the short tour we had in their dream homes, we got to sit under the stars and enjoy the latest music hits while eating lovely Sisig Nachos and Lechon Macau. It was so good we ran out of it in minutes. There's also good Cucumber Juice that could go with that so you won't feel guilty if you're in a diet. At least you're eating something healthy eh? Haha!

So for anyone who's looking for a property in this area, please go to http://www.amaialand.com as they have AMAIA Novaliches listed there. Just ask questions so you get informed. It's a good deal especially now as it's got a promising future with all those developments in the pipeline. Aren't you excited?

Sandara Park for One Step

Well well well! I was so happy to have been able to get the chance to interview Sandara Park this afternoon, thanks to the people from Viva Entertainment who will be releasing her film ONE STEP in the Philippines this May. She was happy, giddy even if she lacks sleep but she was ready to answer questions from the press.

"Joross, Luis Manzano, I still am close with them. I also have all my Star Circle Quest family that I still get in touch with. I couldn't stay here forever because I have cats that are waiting for me in Korea. I don't have a lot of investments, just a house, a car, my clothes because I really love fashion. Filipinos love music and I think they will get to relate as we all have problems, but we want to make it better and I hope my fans would watch it. I'm expecting it to be wilder here because in Korea they are really very reserved and quiet, and when I watched block screenings here, it was different and I was even hiding during My Ex and Whys. My Director kinda noticed I knew blocking and doing movies, I told them it was because I did movies in the Philippines too so it was really easy to do this, like we finished everything in one month. They gave me like 4-5 songs and she just asked me what I really liked and that's what ended up in the movie. You should know I didn't get to act anymore in those years that I was in 2NE1, I only did it in Music Videos but not in real movies. Now that I am, I am so happy they noticed. I don't have a boyfriend, I have MU's but wasn't brave enough to have one because it's indicated in the contract. I'm really happy that I'm working, my cats are cuter so I'm staying at home. Last year we had talks of doing a movie, suggested a leading man but I think it was moved because the guy's schedule and mine wouldn't get in sync. I think I'm educating Koreans but it's really in my heart. I have nothing to do with Robi's split up, I'm not the reason nor am I involved in it. In the movie, I love the big performances, I love it because they tell me they cried about it. I didn't have a workshop before this and there were a lot of changes because we had so many ideas, that alone was already a workshop. It also is quite similar how we shoot here and in Korea. I also wish I would be able to record a couple of songs we left with our producer CL, I want to do those songs. I'm already happy though this is my first step and there is already the next one. I hope you get to all watch One Step!"

One Step will be shown in theaters starting May 10, so if you wanna see how Sandara Park made her first ever Korean film, this is it!

5 Important Tips Before You Travel Abroad

Friday, May 05, 2017

Whether you are travelling abroad for pleasure or on business, it is important to make sure you are properly organised before you head off. It can be exciting to travel somewhere new and many of us get caught up in this excitement in the run-up to the trip. Sometimes, this can lead to people forgetting to sort out the finer details of the trip, so it is a good idea to create a checklist. This will enable you to ensure you get all of the important stuff sorted out before you head off on your travels.

Of course, there is a lot of sort out before you head abroad but some details need to be sorted out well in advance. You should focus on these first, as this means that you can then start looking forward to your travel without having to worry about forgetting to sort out the essentials. Compiling and working out a checklist will provide you with greater peace of mind before you travel. It also helps to minimise on the chances of forgetting something important.

Some of the things to add to your checklist

There are a number of key points you need to add to your checklist to ensure everything is sorted ready for your travel. You can then simply work through your checklist at your own pace. Some of the main additions for your travel checklist should include:

Sorting out your travel insurance: It is essential that you have travel insurance in place when you are travelling abroad. It doesn’t matter whether you are travelling for leisure or on business – without travel insurance in place you could find yourself in hot water. This type of coverage provides protection in a range of situations. This includes everything from delays, cancellations and lost luggage, through to theft, loss of money, and medical emergencies. Make sure you look for a travel insurance policy that is properly suited to your needs and get it sorted out sooner rather than later.

Your airport parking: If you are planning to drive to the airport yourself, you need to make sure you have somewhere safe and secure to leave your vehicle while you are away. You should make sure you sort out your airport parking well in advance so you have the peace of mind that comes with knowing your vehicle will be safe while you are abroad. Once you return, you can simply collect your vehicle and head back home. You can get some great deals on airport parking from jetparks.co.uk. This can work out much cheaper than having to pay for public transport or taxis, and it means greater convenience as you can drive yourself to and from the airport.

Your foreign currency: The currency exchange rate can fluctuate regularly depending on where you are going. It is therefore a good idea to keep your eye on the exchange rate before travelling to enable you to get your travel currency at the perfect time. By timing it right, you can get the best deal and enjoy having more foreign currency to take with you on your trip. All you need to do is monitor changes in the exchange rate before your trip and then get your travel money when the exchange rate is at its most favourable.

Your packing: Packing is, of course, a vital part of any trip and you need to make sure you have everything you need. When you are rushing around at the last minute, it is easy to forget something that you really need. Rather than taking this risk, make sure you write a list of everything you need to pack so you simply have to go through the list when the time comes to get your packing done. You can simply tick off items as you pack them, and you’ll reduce the chances of items being left behind.

Sort your transfers: Another thing you need to think about is how you will get to your hotel once you arrive at your destination. If the hotel is nearby you can just get a taxi from the airport you arrive at. However, if it is further afield a taxi may cost you a fortune. In this event, it is best to shop around in advance and sort out a transfer such as a coach or car transfer. You will then have transportation to your hotel already sorted by the time you arrive, so you won’t have to wait around in queues or worry about paying a fortune for a taxi from the airport taxi ranks.

These are just some of the main things that you need to get sorted before you travel abroad. Adding them to your preparation checklist will help to ensure you do not miss anything important. It also makes it faster, easier, and more convenient to get yourself sorted out and organised in the run up to your trip.
